Position Summary
The Director of Development will lead the growth of Marriott’s select service brands (MARCH brands: Moxy, AC by Marriott, Residence Inn, Courtyard, Aloft, Element, Four Points by Sheraton, Four Points Flex, and Fairfield) across Armenia, Azerbaijan, Belarus, Georgia, Kazakhstan, Kyrgyzstan, Moldova, Russia, Tajikistan, Turkmenistan, Ukraine, and Uzbekistan.
This role is pivotal in identifying and pursuing new business opportunities, managing multi-disciplinary teams through contract review and approval, and driving shareholder value via strategic development initiatives. Success requires a proactive, entrepreneurial mindset, strong relationship-building skills, and a passion for hospitality development.

- Language Requirements: Fluent in English and Russian (spoken and written)

Key Responsibilities
- Build and maintain a strong network within the hotel and real estate investment sectors.
- Identify, assess, and initiate relationships with owners, operators, investors, and developers.
- Analyze potential conversions and new-build opportunities for MARCH brand integration.
- Develop business relationships to foster loyalty and preference for Marriott brands.
- Coordinate internal development processes: presentations, site inspections, feasibility studies, valuations, and legal negotiations.
- Lead negotiations for management and franchise agreements ensuring alignment with Marriott standards.
- Collaborate with Treasury and Project Finance to optimize returns on investments.
- Support owners and developers in securing financing for acquisitions or construction.
- Share leads for other Marriott brands and products with relevant teams.
- Perform additional duties to enhance Marriott’s growth in EMEA.
Candidate Profile
Education & Experience
- Bachelor’s degree or equivalent; Master of Business Administration preferred but not essential.
- 3+ years in real estate development or hotel industry, with at least 2 years in hotel development.
- Experience with franchise deals preferred.
Skills & Competencies
- Strong communication skills in English and Russian (verbal, written, listening).
- Deep market knowledge across CIS countries.
- Excellent interpersonal and relationship-building skills.
- Ability to manage multiple projects under tight timelines.
